Siding jobs often take in the eaves and the roof. These two tools price them on the same house.
Siding cost by house size
HomeGuide puts house siding at $4 to $13 per square foot installed and prices a house by multiplying its square footage by that rate, so a 2,500 square foot home comes to $10,000 to $32,500. The first column is HomeGuide’s own table; the material columns are our arithmetic on its per-foot rates.
| House size | Average | Vinyl | Fiber cement | Steel |
|---|---|---|---|---|
| 900 sq ft | $3,600 to $11,700 | $3,600 to $10,800 | $5,400 to $13,500 | $6,300 to $14,400 |

| 3,500 sq ft | $14,000 to $45,500 | $14,000 to $42,000 | $21,000 to $52,500 | $24,500 to $56,000 |
Using floor area is a shortcut. The area actually sided depends on wall height, the number of stories and how much of the wall is windows, doors and gables, so a contractor measuring the walls will arrive at a different number. If you know your wall area, use it in the calculator instead. HomeGuide’s own vinyl siding guide takes that approach, estimating about 1,700 square feet of siding on a 2,000 square foot house.
Siding cost by material
The material is the biggest factor in the price. HomeGuide’s figures, installed, with the per-square price for 100 square feet; our types of siding page compares them all on your wall area:
| Material | Per sq ft | Per square | Lifespan |
|---|---|---|---|
| Vinyl | $4 to $12 | $400 to $1,200 | 30 to 40 years |
| Aluminum | $6 to $10 | $600 to $1,000 | 25 to 40 years |
| Board and batten | $5 to $13 | $500 to $1,300 | 20 to 100 years |
| Brick | $8 to $18 | $800 to $1,800 | 20 to 75 (faux), 100+ (real) |
| Cedar | $6 to $16 | $600 to $1,600 | 20 to 40 years |
| Engineered wood | $7 to $12 | $700 to $1,200 | 30 to 50 years |
| Fiber cement | $6 to $15 | $600 to $1,500 | 50 to 75 years |
| Wood or log | $5 to $15 | $500 to $1,500 | 20 to 40 years |
| Masonite | $4 to $8 | $400 to $800 | 20 to 40 years |
| Steel | $7 to $16 | $700 to $1,600 | 40 to 70 years |
| Stone | $10 to $45 | $1,000 to $4,500 | 30 to 75 years |
| Stucco | $7 to $17 | $700 to $1,700 | 50 to 80 years |
- Vinyl is the most popular siding (styles and prices on our vinyl siding cost page), low-maintenance and available in many colors and styles, but it can fade in direct sun and crack where temperatures swing widely.
- Fiber cement is a blend of cellulose fiber, sand, cement and water that resists fire, insects and moisture. HomeGuide’s table gives $6 to $15 per square foot, but its text gives $6 to $40 depending on style, and $16 to $40 for James Hardie, the most popular brand; our Hardie board siding cost page explains the gap.
- Steel in 24 gauge costs 30 to 40 percent more than 26 gauge. Exposed fastener panels run $7 to $12 per square foot and concealed fastener panels $10 to $16.
- Stone splits into natural, $15 to $45 per square foot, and cultured, $10 to $35, and is usually used as an accent rather than for a whole house.
- Brick may also need a concrete footer, a brick ledge, at $15 to $30 per square foot.
- Cedar runs $7 to $16 for shakes, $6 to $15 for shingles and $6 to $12 for clapboard.
Labor, removal and other costs
Materials make up 50 to 55 percent of a siding job and labor the other 45 to 50: $2 to $7 per square foot for materials and $2 to $6 for labor. Siding contractors charge $40 to $80 an hour. On top of that:
- Old siding removal: $0.70 to $2.00 per square foot, depending on the material. HomeGuide advises confirming the estimate includes removal and haul-away, since many contractors leave it out of the first quote.
- Permits: $30 to $200 where one is required.
- Insulation: $1.00 to $4.50 per square foot if the wall insulation is replaced while the siding is off.
- House shape and height: multi-story houses need scaffolding, and dormers, gables and turrets take longer than a simple rectangle.
- Grade: thicker, premium-grade siding can cost up to twice as much as builder’s grade.
- Season: contractors charge a premium in their busy season, late spring to mid fall.
Siding replacement cost
Replacing siding is the installed price plus removal. For a 2,000 square foot house that is $9,400 to $30,000 on average, or $9,400 to $28,000 in vinyl. New siding can go over old siding if the old is flat, tightly fastened and in good condition, but HomeGuide says most reputable contractors will not do it, because rot or damage underneath can spread. Replacing the roof at the same time? The roof replacement cost calculator prices it, and our soffit and fascia cost guide covers the trim at the eaves.
Repair or paint instead
If only a section is damaged, a repair costs $2 to $14 per square foot, or $200 to $1,100 on average, though matching older, faded siding may not be possible. Painting can refresh faded siding; HomeGuide’s prices per square foot and for a 2,000 square foot one-story house:
| Siding | Per sq ft | 2,000 sq ft house |
|---|---|---|
| Vinyl | $1.00 to $3.00 | $1,700 to $5,100 |
| Aluminum or metal | $1.00 to $4.00 | $1,700 to $6,800 |
| Wood | $1.00 to $4.00 | $1,700 to $6,800 |
| Concrete | $1.00 to $3.50 | $1,700 to $6,000 |
| Stucco | $1.00 to $5.50 | $1,700 to $9,400 |
| Brick | $1.50 to $4.50 | $2,600 to $7,700 |
HomeGuide’s house totals work out to about 1,700 square feet of painted wall for a 2,000 square foot one-story house. A paint finish lasts 10 to 15 years, and painting may void the siding manufacturer’s warranty.
Siding cost per year of service
Dividing the installed price by the lifespan shows what each material costs per year it lasts. For a 2,000 square foot house, before removal:
| Material | Installed | Lifespan | Per year |
|---|---|---|---|
| Vinyl | $8,000 to $24,000 | 30 to 40 years | $200 to $800 |
| Fiber cement | $12,000 to $30,000 | 50 to 75 years | $160 to $600 |
| Steel | $14,000 to $32,000 | 40 to 70 years | $200 to $800 |
| Engineered wood | $14,000 to $24,000 | 30 to 50 years | $280 to $800 |
| Cedar | $12,000 to $32,000 | 20 to 40 years | $300 to $1,600 |
| Stucco | $14,000 to $34,000 | 50 to 80 years | $175 to $680 |
Each low figure divides the cheapest price by the longest life, and each high figure the dearest price by the shortest, so the ranges are wide. Fiber cement and stucco come out well because they last so long; cedar does worst. HomeGuide puts the return on new siding at 75 to 85 percent of its cost when the house is sold.
Signs you need new siding
HomeGuide’s list: rotting boards or panels, rotting sheathing beneath the siding, cracks, gaps or holes, warped, loose or buckled panels, bubbling or blistering, flaking or peeling paint, fading, pest damage, water damage or mold on interior walls, and higher energy bills.
What this page does not give
- Local prices. These are national averages; labor varies a lot by region and season.
- Exact wall area. The calculator multiplies whatever area you enter; it does not deduct windows and doors. The siding calculator measures walls and gables and subtracts openings.
- Hazardous materials. Removing old siding that contains asbestos is a separate, regulated job not priced here.
