Roof Sheathing Calculator

Divide your roof area by 32 for the number of 4 x 8 sheets of plywood or OSB, then add waste for cuts. At 24-inch rafter or truss spacing, the building code’s minimum is a 7/16-inch panel without edge clips, or 3/8-inch with them. Enter your roof for the sheets, the minimum thickness for your framing, nails and cost.

How many sheets of sheathing a roof needs

sheets = roof area ÷ 32, rounded up
sheets to buy = roof area × (1 + waste) ÷ 32, rounded up

A 4 x 8 sheet covers 32 square feet, so a 2,000 square foot roof needs 63 sheets laid edge to edge, and 69 with a 10 percent allowance for cuts. Use the roof surface, which on a pitched roof is larger than the house footprint: the roof area calculator or the multiplier on the roof pitch chart gives it. The waste allowance is yours to set. No source we cite publishes one for sheathing; 10 percent is the starting point our roofing square calculator uses for shingles on a simple gable, and hips and valleys waste more.

Roof sheathing thickness by rafter spacing

Section R803.2.2 of the 2024 International Residential Code limits roof sheathing spans to Table R503.2.1.1(1). Each panel carries a span rating such as 24/16: the first number is the maximum spacing of roof framing it is rated for. The roof columns of the table:

60/327/8 in60 in48 in—305 psf

Edge support means panel edge clips, lumber blocking or tongue-and-groove edges. The table assumes panels laid with the long dimension across the framing and continuous over two or more spans, and a dead load of 10 pounds per square foot. For 24/0 panels, a 15/32 or 1/2 inch panel spans 24 inches even without edge support. Read the other way, this is the thinnest panel the table allows for each spacing:

Framing spacingNo edge supportWith edge support
12 in on center3/8 in (16/0)3/8 in (16/0)
16 in on center3/8 in (16/0)3/8 in (16/0)
19.2 in on center3/8 in (20/0)3/8 in (20/0)
24 in on center7/16 in (24/16)3/8 in (24/0)

The live load columns are the roof load the panel can carry at that spacing. Snow is a live load, so in snow country compare them with the design roof load your building department uses; a thicker panel carries more. The table lists live loads at 16 and 24 inches only.

Plywood or OSB

The IRC treats both as wood structural panels. Section R803.2.1 accepts panels made to DOC PS 1 or PS 2 and requires each to carry a grade mark showing its grade, bond classification and performance category. The span rating on that mark is what matters for your framing, not whether the panel is plywood or OSB. Roof sheathing whose underside is exposed, as at an open overhang, may be Exposure 1: interior panels bonded with exterior glue.

Wood shingle and shake roofs can go on spaced board sheathing, which must follow the IRC’s wood shingle and shake sections and is not allowed in Seismic Design Category D2 (Section R803.1). Solid board sheathing needs at least 5/8 inch net thickness on framing 24 inches apart.

Nails and nailing pattern

Table R602.3(1) of the IRC sets the fastening for 3/8 to 3/4 inch roof panels: 8d common nails (2 1/2 inches by 0.131 inch, 0.281 inch head) or RSRS-01 nails (2 3/8 by 0.113 inch), spaced 6 inches on center at supported panel edges and 6 inches at intermediate supports. Where the design wind speed is above 130 mph in Exposure B or 110 mph in Exposure C, spacing drops to 4 inches over gable end framing and within 48 inches of roof edges and ridges.

The nail count in the calculator is our arithmetic on the 6-inch rule: an 8 foot sheet laid across the framing rests on a support every spacing interval, and each 4 foot support line takes 9 nails.

Framing spacingSupports under a sheetNails per sheet
12 in on center981
16 in on center763
19.2 in on center654
24 in on center545

High-wind spacing, blocking and starter rows add more, so treat the count as a minimum for ordering.

Roof sheathing cost

HomeGuide puts decking, plywood or sheathing at $0.30 to $2.60 per square foot for materials and $2 to $5 per square foot installed. Replacing the whole deck of a 2,000 square foot roof would be $4,000 to $10,000. On a reroof, usually only rotten or damaged sections are replaced, and the roof replacement cost calculator has a decking allowance for that.

What this calculator does not do

  • Snow and wind design. It shows the live load the IRC table allows but does not know your roof load; your building department does.
  • Spacings the table does not list. Live loads at 12 and 19.2 inches are not in the IRC table, which points to the APA guide for those.
  • Layout. It counts by area and does not plan where each sheet goes, so very cut-up roofs need more waste.
  • The gable overhang. The IRC lets panel sheathing cantilever no more than 9 inches past the gable end wall without overhang framing.

Roof sheathing FAQ

What is roof sheathing?

Roof sheathing, also called roof decking, is the layer of wood structural panels, usually plywood or OSB, or boards nailed across the rafters or trusses. The underlayment and the roof covering are fastened to it.

How many sheets of plywood do I need for my roof?

Divide the roof area in square feet by 32, the area of a 4 x 8 sheet, and round up, then add a waste allowance for cuts. A 2,000 square foot roof needs 63 sheets, or 69 with 10 percent waste. Use the roof surface area, not the floor area of the house.

What thickness plywood do I need for a roof?

It depends on the rafter or truss spacing. Under the 2024 IRC table, 3/8 inch panels rated 16/0 or 20/0 cover framing at 16 or 19.2 inches. At 24 inches on center you need 7/16 inch (span rating 24/16) without edge support, or 3/8 inch (24/0) with panel edge clips or blocking. Heavy snow loads can call for thicker panels.

Can you use OSB for roof sheathing?

Yes. The IRC accepts wood structural panels made to DOC PS 1 or PS 2, which covers plywood and OSB alike, as long as the panel carries a grade mark showing its span rating and the span rating suits your framing.

Can I use 7/16 OSB for roof sheathing?

Yes, on framing up to 24 inches on center. A 7/16 inch panel rated 24/16 spans 24 inches with or without edge support under the IRC table, with an allowable live load of 40 pounds per square foot at that spacing.

What size nails do you use for roof sheathing?

The IRC calls for 8d common nails, 2 1/2 inches by 0.131 inch, or RSRS-01 nails, 2 3/8 by 0.113 inch, for 3/8 to 3/4 inch roof panels, spaced 6 inches apart at panel edges and at intermediate supports. In high-wind areas, spacing tightens to 4 inches within 48 inches of roof edges and ridges.

Are H-clips required for roof sheathing?

Only where the panel needs edge support to span your framing. At 24 inches on center, 3/8 inch 24/0 panels need edge clips, blocking or tongue-and-groove edges, but 7/16 inch 24/16 panels do not. The IRC table calls for one clip midway between each pair of supports.

How far can roof sheathing overhang?

Under the IRC, wood structural panel roof sheathing may not cantilever more than 9 inches past the gable end wall unless it is supported by gable overhang framing.

How much does it cost to replace roof sheathing?

HomeGuide puts roof decking, plywood or sheathing at $2 to $5 per square foot installed, and $0.30 to $2.60 per square foot for the panels alone. Replacing all of a 2,000 square foot roof deck would be $4,000 to $10,000.

What is skip sheathing?

Boards nailed across the rafters with gaps between them, used under wood shingles and shakes. The IRC covers spaced board sheathing under its wood shingle and shake sections and does not allow it in Seismic Design Category D2.
